Data Collection and Timing

All existing home and REO sale and mortgage data is meticulously collected from official recorded sales transactions across 3,400+ county recorder offices nationwide. Because county recorders complete their processes at different times, it may take longer to obtain this information in some areas of the nation. To deliver the most complete, official sales and mortgage data updates in the Real Estate Research Center may run 2-3 months behind the current month.

Due to the nature of the recording process for newly constructed homes, the new construction sale data will typically have a 8-9 month lag.

Data Specifications

  • All Home Sales Amount: This amount is the median sale price across existing homes, new construction*, and REO sales.
  • All Mortgage Amount: This amount is the median amount of first mortgages originated on existing homes, new construction*, and REO sales.
  • All Mortgage Volume: This is the total number of first mortgages originated on existing homes, new construction*, and REO sales.
  • All Sales Volume: The total number of All Home Sales is a compilation of the existing homes, new construction*, and REO sales.
  • Existing Home Sales Amount: The median price of all existing homes sold. Existing homes include single family residence, condominium, PUD and co-ops.
  • Existing Home Mortgage Amount: The median amount of first mortgages originated on existing homes
  • Existing Home Mortgage Volume: The total number of first mortgages originated on existing homes
  • Existing Home Sale Volume: The total number of existing home sale transactions.
  • REO Sales Amount: The median price of all REO properties sold. REO properties are those where the bank sells a home to a consumer.
  • REO Mortgage Amount: The median amount of first mortgages originated on REO sales
  • REO Mortgage Volume: The total number of first mortgages originated on REO sales
  • REO Sale Volume: The total number of REO sale transactions
  • New Construction Sales Amount*: The median price of all newly constructed homes sold. These are home purchased directly from the builder.
  • New Construction Mortgage Amount*: The median amount of first mortgages originated on newly constructed homes
  • New Construction Mortgage Volume*: The total number of first mortgages originated on newly constructed homes
  • New Construction Sale Volume*: The total number of new construction sale transactions
  • Home Price Index (HPI): Tracking the HPI number will provide insight into the general direction of home prices – increasing or decreasing - in specific geographies. The HPI is a broad measure of the movement of home prices and is created using a traditional repeat sales methodology. Indices are generated from single family sales transactions at the national, state, CBSA, county and Zip Code levels. The HPI value baseline, or index, is 100 as of January 2000, so the home price index across all geographies and nationally is 100 as of that date.

    *New construction data will be reflected for any sale transactions that were recorded in the currently published month.
